This is a great question! I’m curious on @OntarioLandlordsWatch on this. She knows the ins and outs!
But I will say, I always find understanding what is going on with the tenant helps in finding a solution that works best for the both of you. I do notice that being empathetic and good communication does help in to moving things in a good direction

The riskest strategy I would say is flipping and small developments and the least is a buy and hold.

Great question, What real estate strategy did you have in mind? Here are some examples of things that add value:

If you’re flipping a luxury house, adding bathrooms

If you’re BRRRRing small multi-family houses. Adding In-Suite Laundry

Adding HVAC to houses that have never had systems
One disclaimer is that this doesn’t always apply to all cities/towns. You still have to do your research on the area to confirm. Finding a good realtor or investor that knows the area helps.

In the type of environment we are in right now flipping is a strategy that can go bad very quickly. I feel it is important to have answers to the following questions:

How long am I able to handle the monthly expenses if it takes longer to sell?

What is my bottom number to sell?

How would I pivot if the property doesn’t sell?
I would say having multiple exit strategies is a proven strategy to be a successful real estate investor.

There are so many to pick from. My Top 2 Key Factors would be:

Renovation Size: I personally like big renovation projects which means they aren’t considered livable. So I’ll go for a private lender.

Environment: I used to love starting off BRRRRs with private money and then refinancing to an A/B lender. With the changes in interest rates and A/B lenders becoming more conservative in the GTA, I am finding it harder to do at the moment. I see more people starting with an A/B Lender from the purchase.

France, there are many real estate strategies out there. I would start by asking yourself a 2 questions.
– How much time and/or money do you have to invest in real estate?
– What do you excel at (your skills)?
These questions are the stepping stone to help narrow down the strategies that make sense for you.
