    Hi Marshal, Giancarlo’s experience is reflective of my own when dealing with the city of Hamilton. Just like every other municipality, Hamilton has staffing shortage issues, technology issues (their site was recently hacked for example) and they have had a lot of their experienced planners retire. The result is that your applications and the speed/ease of review will vary depending on who you get. We had one inexperienced plans examiner on a basement reno and it held our permits up by 3 months. Other applications have gone relatively smoothly.     Real estate investing is a business and you need to run it as such. You must keep detailed accounts, manage your cash flows, forecast market conditions, hire employees (even if that is just yourself), plan your exit strategy, etc. If you systematize your investments like a business you will run them more efficiently, effectively and profitably.
