I agree with Elizabeth. Mortgage brokers can let you know what needs to be done. Also pre-approval will give you a clear idea of what you can afford to do or if you need to bring in others to help you out.

Hi France, I was able to see my friend go through the MLI Select process! What I noticed to be the most important part was having a solid business plan before applying. The process is quite thorough, and having detailed financial projections and a clear vision for your investment really helps. What are you thoughts on this? Here are my 2 cents.

I did see deals start appearing at the end of 2023. But the ones that came my way where deals that were priced well with a good contingency buffer for this type of environment. I think it is great to see deals that make sense. 👍

As for a bubble burst, Bank of Canada is still on a mission for quantitative tightening. IMO, they will probably give another 1 or 2 terms of no change and monitor inflation. This will allow for a good spring market. But I don’t see huge increases in the houses happening.

If interest rates do go down, it will create an large increase in property values which could be a disaster.

@CorySperle I hear you! On the small residential side I see mortgages going through the same problems.

Are you seeing those problems only with CMHC? Or commercial mortgages too?

This depends on the province your speaking about. In Ontario the tenant has all the rights. But if you have a great vetting process and are patient for the right tenant the experience is still good.

If you’re dealing with a difficult tenant I highly recommend hiring a professional.

Great question! For me I found that the community gave me energy to keep going when times were tough.
