    You are a landlord, and you have a tenant who has been late on their rent payments twice in the past month. You are concerned that they may not be able to pay their rent in the future, what would be your next action that will not affect the rights of the tenant?

    I would first talk to the tenant and try to get them out on their own. If you know they’re not going to pay or move out, unfortunately I’d say cash for keys. If not you’ll be waiting at least a year before getting a hearing from the courts. At least here in Ontario

    This is a great question! I’m curious on @OntarioLandlordsWatch on this. She knows the ins and outs!

    But I will say, I always find understanding what is going on with the tenant helps in finding a solution that works best for the both of you. I do notice that being empathetic and good communication does help in to moving things in a good direction
