Abandoned Property?
Hi Everyone,
Help! I have a tenant that hasn’t paid rent in 6 months. And I’m pretty sure they don’t live at the property. But they do respond to my text messages saying the do live there.
I found this article and I believe it applies but I’m not sure. Have any of you had any experience with an abandoned property? Do you have any advice?
We are still waiting for a court hearing date. 🙄

Did you give a 24 hour notice and inspect the unit? Are the utilities included in the rent or do they pay the utility company directly? Did they get a finial meter read? Are their other tenants at this property? If so, did they see this tenant? Did you get a hearing date for the non payment of rent? Did you report the tenants unpaid rent to FrontLobby.com ?

It was the neighbour who told me they haven’t seen the tenants in a 5 to 6 weeks. I also found out that the water bill was canceled a month ago it the next bill is coming to me. They are still claiming to leave at the
I didn’t request a site visit yet. What should I say it is for? Should I be looking for anything specific? I saw the house about 8 months ago and it was a dump! Garbage everywhere.
I do have a court date in January 🙄
