    I would echo your mentor, however, you did the work up front to understand the “how do I” components to your action. It was just the initial jump off the cliff that was scary for you. Congrats on knowing how to pull the parachute on the way down!

    My advice would be to ensure you have the education and to seek a community (not just one mentor, but a community of expert investors) to lean on!

    I find that cash flow is the life blood of a successful future. However, my challenge is finding properties that cashflow in Ontario. I understand some will direct me north to remote towns; but then I am managing from a distance. I am sure some of you have found other places that cashflow more than Northern Ontario. Where and what cashflow are your seeing?

    Definitely listen to my gut and keep assets for long term rentals. And not overleverage my properties to grow a business and hire people with 2nd and 3rd mortgages. Cashflow is king, not debt and fingers crossed.

    AND I would have started when I was 17 like I wanted to rather than waiting to “retire” from a career.
