    Have interest rate hikes peaked in Canada? Well, investors seem to think so. On Thursday, the TSX was up over 500 points with a Moody’s ‘consensus view’ that there will be no more rate hikes. I am now firmly in this camp as well.

    What a difference a week makes. On October 25th, many were bracing for yet another interest rate hike, and today that fear has vaporized as institutional investors are fleeing the Canadian currency and bonds, with the dollar down 5%, and the Bank of Canada 5 year bond falling over 11% in one month.

    What does this all mean for real estate investors?

    For investors in apartment buildings in particular, there has simply never been a better time to enter the market, especially in Alberta. Demand and rents are up sharply, combined with a large influx of migration, and more people renting due to high housing costs – is a perfect storm for investors.

    And..prices have not yet picked up steam as rates are poised to hold, and most likely even fall as we head into 2024. My cash flows are up over 20% this year, and I’m still betting on at least $300 of rental upside in the next 24 months alone!

    Senior multifamily veterans are diving in right now, and I have just placed the largest offer of my 23-year investment career, and am planning more purchases today.

    But there is a lot of confusion and myths out there – and recent changes.

    There have been more changes to multifamily investing in the last 12 months than there have been in the last 20 years.
